By accessing our website, making a reservation, or staying at Hotel Anna & Bel (“Hotel,” “we,” “our,” or “us”), you agree to the following Terms & Conditions. Please read them carefully.
Reservations & Eligibility
You must be at least 18 years of age and legally authorized to make a reservation. All reservations must be legitimate and made in good faith. We reserve the right to cancel or modify reservations that appear fraudulent, speculative, or in violation of our policies.
Check-In / Check-Out
- Check-in: 3:00 PM
- Check-out: 11:00 AM
Requests for early check-in or late check-out must be approved in advance and may incur additional fees. Unauthorized late departures may result in charges equivalent to an additional night’s stay.
Rates, Payments & Incidentals
All rates are subject to applicable taxes and fees.
A security/incidental hold is required at check-in to cover minibar usage, food and beverage charges, damages, or other incidentals. The amount of the hold varies by room type and length of stay and will be released after checkout, subject to inspection.
By providing a payment method, you authorize Hotel Anna & Bel to charge applicable fees, damages, penalties, or unpaid balances incurred during your stay.
Occupancy & Guest Conduct
Maximum occupancy limits apply per room type and must be strictly observed.
- No parties or events are permitted in guest rooms or suites without prior written approval.
- Guests are expected to conduct themselves respectfully and avoid disturbing others.
- Any behavior deemed disruptive, unsafe, or inappropriate may result in immediate removal from the property without refund.
The registered guest is financially and personally responsible for all occupants and visitors associated with their reservation.
Damage, Loss & Liability
Guests are responsible for any damage caused to the room or hotel property beyond normal wear and tear. If damages exceed the security deposit, additional charges may be applied immediately.
While we do our best to maintain a safe environment, Hotel Anna & Bel is not responsible for lost, stolen, or damaged personal belongings, including items left in guest rooms, vehicles, or public spaces.
Smoke-Free Property
Hotel Anna & Bel is a 100% smoke-free property.
Smoking of any kind—including cigarettes, cigars, marijuana, cannabis, vaping devices, or electronic cigarettes—is strictly prohibited anywhere on the premises.
Violations may result in a minimum $500 cleaning fee, additional damages, and potential removal from the property.
Website Use & Intellectual Property
All content on our website—including text, images, logos, and branding—is owned or licensed by Hotel Anna & Bel and may not be reproduced, distributed, or used for commercial purposes without written permission.
You agree not to misuse, interfere with, scrape, or attempt unauthorized access to our website or systems.
Third-Party Links
Our website may include links to third-party websites for convenience. We do not control or endorse these sites and are not responsible for their content, policies, or practices. Use them at your own discretion.
Disclaimers
Our website and services are provided “as is” without warranties of any kind. We do not guarantee uninterrupted access, error-free content, or the security of data transmitted electronically.
Limitation of Liability
To the fullest extent permitted by law, Hotel Anna & Bel shall not be liable for indirect, incidental, consequential, or punitive damages arising from your stay, reservation, or use of our website.
If liability is found, our total liability shall not exceed the total amount paid for your reservation.
Indemnification
You agree to indemnify and hold harmless Hotel Anna & Bel and its affiliates from any claims, damages, losses, or expenses arising from your violation of these Terms, misuse of the property, or actions of your guests.
Governing Law
These Terms & Conditions are governed by the laws of the Commonwealth of Pennsylvania, without regard to conflict of law principles. Any disputes shall be brought in state or federal courts located in Pennsylvania.
Changes to These Terms
We reserve the right to modify these Terms & Conditions at any time. Updates will be effective immediately upon posting. Continued use of our website or property constitutes acceptance of any changes.

By booking a reservation, staying at Hotel Anna & Bel, or using our website, you acknowledge that you have read, understood, and agree to these Terms & Conditions.
